A New Urban Vision for Kotor

A brand-new residential complex has been approved for construction in Kotor, Montenegro — a city known for its UNESCO-protected old town and scenic coastal surroundings. The project, spearheaded by Asisa Montenegro, includes the development of five modern residential buildings comprising a total of 72 apartments, designed to meet the growing demand for well-located, high-quality housing in the region.

Mixed-Use and Residential-Only Buildings

The plan includes four purely residential buildings and one mixed-use building (Lamella E), which will feature both commercial premises on the ground floor and residential apartments above. The full unit mix is as follows:

  • 34 studios
  • 30 one-bedroom apartments
  • 8 two-bedroom apartments

This layout aims to attract a broad spectrum of buyers, from first-time homeowners and local professionals to retirees and investors seeking rental income.

Urban Integration and Community Focus

The project is more than just a cluster of buildings — it is a thoughtfully integrated urban addition to Kotor. The development is aligned with the city’s master plan and has received full architectural approval. It is also designed with communal areas, including a shared swimming pool, children’s playground, and green landscaping that encourages social interaction among residents.

Each building (Lamella A through E) is designed with three floors:

  • Basement Level: Garage and technical areas
  • Ground Floor and First Floor: Studios and one-bedroom units
  • Second Floor: Primarily studios, some with balconies or sea views

Lamella E is unique in that it includes commercial space on the ground floor — an ideal setup for convenience stores, cafes, or service offices that benefit both residents and surrounding neighborhoods.

Smart Parking and Inclusive Design

The complex includes 53 parking spaces, with 48 in the underground garages and 5 outdoor. Notably, 5 of the garage spaces are fully accessible, reflecting an inclusive design approach. All residential and recreational areas will also be barrier-free, ensuring usability for people with limited mobility.
